If buyer elects to upgrade to the gourmet kitchen layout, an upcharge of $4,000 will apply
due to increase in cabinetry and appliance costs (cooktop, wall oven and wall microwave,
vent hood).
If buyer elects to order appliances independently, an appliance allowance $2000 will be
given for the standard kitchen layout and $2,500 for gourmet kitchen layout.
If buyer prefers laminated shelving in Master Bedroom closet, a $250.00 credit will be given
if shelving is ordered from Elite Specialty Products, who will work with buyer to custom
design shelving plan.
Buyers will be offered a carefully chosen selection of tile for laundry room and bathroom
ooring (powder room will have hardwood), master shower enclosure and kitchen
backsplash. If buyers choose instead to accept an allowance for tile, they will be receive
$2.00 per square foot allowance for oor and shower wall tile, $10.00 per square foot
allowance for shower oor, and $250 total allowance for kitchen backsplash. Any decorative
tile trims will be additional cost to buyer. Each master shower will have one inset niche soap
dish included.
Buyers will have a selection of our standard kitchen and bathroom cabinetry from our
vendor. If buyers prefer to upgrade the cabinetry to the deluxe cabinet option (from our
vendor), there will be additional charge (TBD-depending on oor plan upcharge will be
between $1500-$2500). Any other cabinet upgrades (i.e., pull out spice racks, pan racks,
etc., will also be an upcharge and must be ordered directly from cabinet vendor.

ASSOCIATION
Dues will be $485 per year and will include maintenance of the common areas, ponds,
street lighting, storm drains and the master insurance policy. Roads are public. HOA
maintenance will not include lawn maintenance and exterior building maintenance of
individual homes.
